Q: What is Gratūs Capital Properties Fund III LLC?

A: Gratūs Capital Properties Fund III LLC (Fund) is a company created for the specific purpose of identifying and purchasing a diverse portfolio of real estate assets throughout the United States. The Company seeks to capitalize on undervalued and value add multi-family properties, acquire stabilized multi-family properties, and enter into joint ventures to develop new multi-family properties. 

Q: Who may invest?

A: The Interests will be available to anyone; however, the Manager reserves the right to reject any subscription they wish. Accredited investors are eligible to invest any amount they are comfortable with. Further, non-accredited investors can invest up to the greater of 10% of their net worth or their net income. 

  • Ex. For non-accredited investors, if your annual income is $150,000 and you have a net worth of $80,000, you may invest up to $15,000 which is the higher 10% calculation of these amounts. 
  •  Ex. For non-accredited investors, if your annual income is $80,000 and you have a net worth of $300,000, you may invest up to $30,000 which is the higher 10% calculation of these amounts. 
Q: May I make an investment through my IRA or other tax-deferred retirement accounts?

A: Yes, you may. Please review our offering circular for more details. However, some custodians have various sets of rules for Private Placements and we suggest you check with your custodian to understand what is available to you. And as always feel free to schedule a call with our team to explore additional options.

Q: Can I invest in the real estate crowdfund through my investment advisor or broker?

A: Gratūs Funds is working diligently to provide access to the Fund through your current advisor or broker relationship and believe that investment decisions should be made within the context of a holistic plan. We would be happy to have a conversation with your advisor to help integrate this Fund into their process.

Q: How long is the investment hold period?

A: In general, this is a long-term real estate investment. Around the eighth year of the Fund, we plan to communicate with members and use reasonable efforts to formulate and execute a plan to allow members who wish to liquidate their interests to do so within approximately two to three years. We strategically designed this plan with the goal of maximizing member returns by not being forced to end the Fund in a year where market conditions may not be favorable. 

 

Q: How often will I receive a distribution?

A: Our intent is to pay quarterly distributions when and if earned. Depending on the mix of properties acquired, cash distributions may lag acquisition as the properties stabilize.

Q: Will I be notified of how my investment is doing?

A: Yes, we will provide you with periodic updates on the performance of your real estate investment, including: 

  • An annual report.
  • A semi-annual report.
  • Current event reports for specified material events within ten business days of their occurrence.
  • Supplements to the offering circular if we have material information to disclose to you.
  • Other reports that we may file or furnish to the SEC from time to time. 

We will provide this information to you by posting such information on the SEC’s website at www.sec.gov, on our website at gratusfunds.com, and via e-mail. 

Q: When will I get my detailed tax information?

A:Your schedule K-1 tax information, will be provided by March 31st of the year following each taxable year. The K-1 is a tax form used by partnerships to provide investors with detailed information on their share of a partnership’s taxable income. This form will need to be submitted with your individual tax return. 

Q: Will Gratūs FUNDS be investing their own money in this deal?

 A: Yes, the managing members will invest personal funds into Gratūs Capital Properties Fund III.

Q: What types of fees do you charge?

A: Our complete fee structure is outlined in the offering circular, and we are happy to answer any questions. In general, we designed our fee structure to be in the best interest of our members by tying the majority of our upside to the performance of the Fund.

A: As with any investment, there are inherent risks, and all private placements are considered speculative. Decisions of investment should be made with the utmost care.
